How to Sell That Problem Property

Some homes seem to sell themselves — but for every easy, breezy sale, there’s another home that’s a struggle to sell. When you come up against these problem properties, make sure to check for these common problems before you give up hope.

  • Is the house desirable? Make sure to compare the home to other local properties on the market. What kinds of houses are selling even as this property sits? If the home doesn’t measure up, some repairs or upgrades may be in order before it will tempt any potential buyers. What do those houses have that this one doesn’t?
  • Are you showcasing it properly? Even a perfect house won’t sell if you can’t properly show it off. Double check that your staging, photos, and marketing are all on point. When in doubt, clear out more furniture to create a house that feels more open, hire a professional photographer to highlight the home’s strengths, and market twice as hard.
  • Is the price right? Even if the home was priced well when the listing first went up, the longer it sits on the market, the less likely that it will sell for list price. Overpricing is a quick ticket to an unsellable property! It may be a good time to discuss re-examining the price.

It’s important to stay flexible — and to make sure your sellers know that this isn’t the kiss of death, just a sign that you may need to change tactics.
