IS A NEW OR PRE-OWNED HOME RIGHT FOR YOU?
Are you a homeowner looking to move to a bigger, smaller, or just a different property? Or a first-time homebuyer looking for more choices? You may be wondering how you’ll be able to find the home you want. The answer could be to widen your view to explore both new homes and pre-owned properties. Each option has its advantages. A new build can let you customize the home to your liking but demands more time and involvement in the process. On the other hand, a pre-owned home can offer immediate occupancy but may involve compromises on your wish list.

A new home is uniquely yours. Everything’s new. Nothing in the house has been used by anyone but you. You can get more of the features you want. If you’re starting from scratch with the builder, you can specify many of the things you want, such as layout, finishes, appliances, outdoor features, and more. If you’re buying from a builder’s inventory, you may still be able to make upgrades to suit your needs and desires. Of course, the amount of customization you do will depend on your budget.

A new home can cost less to maintain. You’ll minimize projects and repairs. A new home will come with few, if any, projects to tackle after moving in. Plus, since everything’s new, it may be years before repairs are needed—and many builders offer a warranty. You’ll save on energy. New homes tend to be built with energy-efficient insulation and house wraps. You can also choose energy-efficient HVAC systems, windows, doors, and appliances. All this means you’ll have lower utility costs and a reduced carbon footprint.

Pre-owned homes offer more variety and character. You’ll choose from a wider variety of home styles and layouts. You can see homes built over many decades. That means you’ll get a broader range of home designs and layouts to consider to find out which style you like. You’ll get a home with lived-in charm. A home that’s been lived in can have character that simply can’t be reproduced in a new build. Many pre-owned homes also have attractive design elements and a high level of craftsmanship.

Pre-owned homes are in already established neighborhoods.  You’ll be moving into an established community. Before you commit, you’ll know who lives in the neighborhood, traffic patterns, and the look and feel of the area. Yes, some new homes are one-offs built in an existing neighborhood, but most are part of an entirely new development. You’ll enjoy fully-grown trees and mature landscaping. Established communities also have fully developed greenery, which is nicer to look at and gives your home more privacy and curb appeal.

After inquiring with different lenders

After inquiring with different lenders on estimated loan costs, I was provided with a fair amount of misinformation, intended to meet a sales quota. Looking for the best loan option, I reached to Jim after I had already received a preapproval from a different lender. Jim was prompt in providing loan estimates and answered all of my questions. The total payment, interest, PMI, and fees were far better than anyone else in the market. Up until the day of closing and to this day Jim is available whenever I need anything, have any questions, or just to check up and see how I am doing. I can ascertain that Jim will look in the best interest for you, as a new homeowner, and he will work day and night to ensure you will be able to purchase the home you want. I did not know how much went into purchasing my first home, but I am delighted to have Jim and his team help me throughout.
